With one tenant ready to move in immediately, coordination ran on multiple tracks at once: the building owners, the incoming tenant, the dental equipment provider, ACW Design Studios on interior design, and a full roster of subcontractors across every trade. Significant scope changes throughout kept the project management demands high from start to finish.

The entire building received all new plumbing, electrical, and HVAC. Exterior upgrades included board and batten steel siding from Sundance Steel, new wood beam roughs out front, and new storefront entrances. Demising walls between suites were built to a two-hour fire rating with sound board and two layers of 5/8" drywall. All new bathrooms were designed and built to ADA compliance, and the entire building was brought up to current code.

The scope on this one was significant. Roughly 3,000 to 3,500 square feet of concrete floor was demoed out, and approximately 2,500 square feet of that was excavated down four feet to accommodate all dental plumbing running beneath a new wood floor pack in a crawl space configuration. That portion of the project required pouring a new footer and stem wall. The remaining two thirds of the building were built out as individual commercial suites, each with their own new water line service, designed for a variety of future tenants.

Out back, the parking lot required excavating and hauling hundreds of truckloads of dirt and gravel to bring the grade down to a more usable level. A playground structure left from the building's days as a daycare was disassembled and hauled off site.
